Why a homeowner may need an EPC

An EPC (Energy Performance Certificate) shows how energy-efficient a property is. It gives a rating from A (very good) to G (poor). You may need an EPC for legal, financial, or practical reasons. An EPC usually costs from £80, depending on the property size and type.


When you must have an EPC

  • Selling your home
    If you want to sell your home in England, Wales or Northern Ireland, it is a legal requirement that you must have an EPC before putting it up for sale. Buyers often check the EPC rating to see how much it will cost to run the home. A higher rating can help sell your home more easily.
  • Renting out your property
    If you’re a landlord, you must provide a valid EPC to new tenants. Unless the property has an EPC exemption, the property must have at least an E rating now, and this will rise to a C rating by 2030. You can’t start a new tenancy without a valid EPC.
  • Building a new home
    If you build a new house, you must get an EPC when the house is finished. This is part of the building regulations process.

When you may need an EPC

  • To get a grant
    Some energy-efficiency or retrofit grants require you to have an EPC first. It helps them check if you and your home qualifies, and what improvements will help most.
  • After major changes to your home
    If you change significant things like heating, insulation or windows, you might need a new EPC to show how the changes affect your energy rating.
  • For a mortgage
    Some banks or lenders ask for an EPC, especially for “green mortgages”, which offer lower rates for energy-efficient homes.
  • To make energy-saving improvements
    An EPC gives advice on how to make your home more energy efficient – like adding insulation or upgrading the heating system. This can help you plan what to do next.

How long does an EPC last?

An EPC is valid for 10 years. But if you make significant improvements, it’s a good idea to update your EPC early – a better rating could save you money or help you sell or rent your home more easily.
