Still no decision on EPC C rating for rental properties

Despite repeated requests for clarity from the government department, Business Energy and Industrial Strategy (BEIS) by letting organisations and professional bodies, the government has still not made a decision on whether to raise the minimum energy efficiency rating to EPC C for rental properties. A consultation process was completed over a year ago, but no decision has been announced.

The current minimum standard of E39 has a cost cap of £3,500 inc VAT needed to be spent to improve a property to that rating. If the C is to be introduced, that maximum cost cap would increase. However, no changes to this minimum rating seem to be on the horizon for now.

Our advice is not to panic nor take any drastic action – we have yet to hear what the decision on this will be and will keep you updated.
